A calmer Denver market, and more choices for buyers.
Each month I pull together the numbers that matter most for Denver buyers and homeowners. Here's what August's data shows and what it means for you.

What happened
Prices held steady. The metro Denver median sale price was $594,495 in August, essentially unchanged from a year ago and down 1.74% from July, according to DMAR. Single-family homes had a median of $649,500, just $400 below last August, per The Denver Post.
Condos and townhomes got cheaper. Their median sold price was $370,000, down 2.6% from July and 4.9% from a year earlier (The Denver Post).
Buyers have plenty to choose from. Active listings ended August at 13,080, about the same as last year, and homes are taking longer to sell (DMAR).
Rates ticked up. The average 30-year fixed rate was 6.95% as of September 17, up from 6.76% the week before (Freddie Mac).
Rents eased. Denver's median rent is $1,616, down 3.9% from a year ago. One-bedrooms are $1,430 and two-bedrooms $1,781 (Apartment List).

- 02Pricing matters more than it didBuyers have choices. Homes priced right from the start tend to sell sooner than homes that need price cuts.
